An exotic island complete with sandy beaches and its own rainforest
is up for sale in Australia for a touch over £750,000 - about the price
of a city centre London flat.

Named Temple Island is a "totally private" piece of land off the coast of Queensland, eastern Australia.

And it is described as a "perfect retreat" by real estate company Coldwell Banker.

It boasts a four-bedroom, two-bathroom home perched on the island's
best vantage point, offering residents a chance to watch passing whales
twice a year.

Coldwell Banker says the island is "extremely well priced" but what
should you know before you trade in your modest apartment for the
21.5-acre slice of paradise?

Paddy Dring, of Knight Frank, advises that as ever, location is key,
both for developers and private buyers looking for their dream hideaway.

"Choose an island that is easy to get to, for example with a direct
flight to a mainland airport followed by an easy hop across the water,"
he told Sky News online.

"You'd also want good infrastructure on the mainland: a hospital,
possibly schools, employment opportunities if you're looking to work.

"Another consideration is maintenance costs. The more remote your
island, the more expensive it will be to have any work done you need."

Mr Dring points out that those islands closer to good infrastructure are also likely to hold their value better.

"The less remote islands haven't taken too much of a turn for the worse, as there's not much stock available," he said.
Queensland is not the only location to boast discounts on tropical islands.

In the Bahamas, you can snap up Dinna Cay, an undeveloped seven-acre private island with a "motivated seller" for just £475,000.

Meanwhile, closer to home are the remote islands of Scotland, which have also seen a fall in price recently.

Knight Frank are currently advertising the 350-acre Sanda Island,
off the tip of the famous Mull of Kintyre, with an asking price of
£2.5m - down from £3m.

"Not everybody wants an island," concedes John Coleman of Knight Frank's Edinburgh office.

"But if you are looking for island living, and you want privacy, then it's a pretty special place."
